Peachtree Property Ventures (PPV) acquires and operates multifamily apartment communities in the southeast. We create private-placement syndications to acquire, manage, and sell individual assets creating wealth for our investors and value to the communities we manage.
OUR PROCESS
1) Property Selection & Data Analysis
PPV uses demographic data and population trends to identify longterm growth markets and target developing sub-markets in the sun-belt. Within these identified markets, PPV leverages brokerage and legal relationships in the commercial real estate community to source off-market and undervalued deals. Sourced deals will be evaluated and modeled internally, to determine viability and compliance with our overall investment strategy.
2) Acquisition Transaction Execution
Once a deal has been identified, PPV negotiates and enters into a purchase and sale agreement, conducts financial and property level due diligence, and engages 3rd-party contractors to efficiently acquire, budget, finance and close real estate transactions.
3) Operational Management
PPV utilizes 3rd-party, on-site property management companies to manage most property level activity. In addition, PPV provides asset management services through a multitude of operational and value-add techniques which adds value to the assets, increases cash flows, and optimizes returns to investors.
4) Disposition Transaction Execution
PPV continually evaluates the financial performance of its assets, market trends, and comparable properties to identify exit opportunities to maximize value. PPV again coordinates and manages the marketing, negotiation, and eventual disposition of its assets. Finally, PPV is adept at providing 1031 opportunities to investors to further build wealth and defer capital gains.
